Baltimore City Permit Reinstatement
What should you do if you find out there was a permit pulled on your house which was never properly closed out?
Baltimore City Permit Reinstatement:​

If you find out that an old permit is still open on your house, and the work has been complete, but the contractor never performed the final inspection, you can reinstate the permit to close it out. This is different than requesting an EXTENSION!
​
An expired permit may be reinstated by the Building Official for a final inspection only once.
​
Please note, this option is only possible if:

Original permit expired no more than three years ago.

Rough-in work inspections have already been completed and approved
-
All work has been completed

How Much does Reinstatement Cost?:
If the application for reinstatement is made within 90 days after the permit expires, the fee for the extension is $25.
​
If the application for reinstatement is made between 31 - 90 days after the permit expires, the fee for the reinstatement is 50% of the original permit fee. Alternatively, the applicant may apply for a new permit for the work remaining to be completed, with the fee for that permit to be based on the scope of that remaining work.

Click “add application” & Acknowledge the statement

For the permit category, select: “Permit Reinstatement”

Continue to complete the project information page as if you are re-applying for the same exact permit and click continue.

On the “Step 1” page, enter the property address, and enter the original permit number, click the verify button for both, and then click next.

On the “Step 2” page, select “Permit Extension”, and then click next

Ignore the “Step 3” page by clicking submit
